Transit
Our home is conveniently located to all ways of transportation: -Extremely walkable- leave your car parked! -Uber and Lyft are easily accesible -Your closest subway stop to your stay is Tasker Morris station. It is only about a 5 minute walk from your door. The Broad St line subway will take you south (to sports stadiums and FDR Park) or North (towards City Hall and Center City and beyond). -If you feel like rolling around Philly on a bike, a great way to do so is to use Indego bike share. It's pretty simple- you can find a station nearby, rent your bike at the self service kiosk, and ride around until you would like to return the bike. -Philadelphia's main train station, including Amtrak and other rail lines. Easily accessible by car or subway.

We apologize, but due to recent events in the area involving parties, and with having the utmost respect for our neighbors and community, we are no longer able to accept bookings from local guests (those who live within 45 minutes of Philadelphia). We reserve the right to cancel any reservation made by local guests. It is highly recommended that guest purchase trip cancellation/interruption insurance in case of emergency/bad weather, Covid-19 bans/restrictions, etc. as NO REFUNDS/EXCEPTIONS outside of our stated cancellation policy will be given unless there is a mandatory evacuation in our area. For this reason, we use a thorough cleaning process after each check-out. Pre-approved late check-out (up until noon only) is $50; please send us a request at least 2 hours before your check-out time so we can check our availability and notify our cleaner. We are committed to protecting our properties which is why we've partnered with Know Your Guest(TRUVI), the leading vacation rental guest-screening provider. Please note that before your booking begins, you will need to verify your details through Know Your Guest. Without this verification we reserve the right to cancel your booking. You will also be given the choice between paying a refundable deposit of $500.00 or buying a non-refundable damage waiver. of $35.00 We suggest you buy the damage waiver as this protects you in case you cause accidental damage during a booking . ★CANCELLATION POLICY★ Full refund for cancellations made within 48 hours of booking only if check-in date is at least 14 days in advance. HOUSE RULES 1) Primary guest's minimum age should be 25 years old, or older. 2) No smoking inside the house of any kind. -$500 fine if detected. 3)WE REGRET TO INFORM YOU THAT WITH THE UTMOST RESPECT FOR OUR NEIGHBORS, WE ARE UNABLE TO ACCEPT BOOKINGS FROM LOCAL GUESTS (THOSE WHO LIVE WITHIN 45 MINUTES OF PHILADELPHIA OR HAVE A LOCAL AREA CODE, DUE TO ISSUES WITH PARTIES. WE RESERVE THE RIGHT TO IMMEDIATELY CANCEL ANY RESERVATIONS BY LOCAL GUESTS. 4)No more than the number of guests booked ON PREMISE at any time: $250 fine per person if detected. 5)Please remove shoes 6)Quiet hours from 9pm to 8am(50 decibels). i) We use smart home technology to improve your experience. NoiseAware is a smart home device that measures volume levels throughout the property, and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is privacy compliant and is required on this property If our exterior ring cameras and/or noise monitors alert us that more than the stated number of guests are on premises or a noise disturbance has occurred, we reserve the right to cancel any existing reservation immediately, and with additional fines. Additionally: Tampering with Security Devices - Any attempt to block, disable, or interfere with our exterior cameras or noise monitoring devices will result in the immediate cancellation of the booking. These measures are in place to ensure the safety and security of all guests and the property. 7)You must have valid govt ID, phone number and address on file. 8)We are not responsible for the loss of personal belongings or valuables during your stay. If you want a place in the heart of the city, this is it! The apartment is comfortable, well decorated and very clean. However, parking is a challenge but this is to be expected given the location.

We had a last minute change in flights and needed to extend our trip, the hosts were so easy to work with and kept our trip from ending on a sour note. The place is in a great neighborhood and was surprisingly quiet

Highly recommend Gabriel's place! Very convenient location near Pat's and Geno's. The apartment is clean, neat, and fully stocked for a weekend trip. The host was very responsive and helpful!

The place feels & looks brand new. Very walkable to many Philly famous eateries. The place has everything you need to feel at home. The only con is that it is on a block with a handful of bars close by so you do get some noise at night but that’s out of their control.
