☆☆ Reaching your East Passyunk home couldn’t be easier — whether you’re arriving by car, train, or plane, this location offers simple, direct access to every major route into Philadelphia.
✈️ From Philadelphia International Airport (PHL): Just a 15-minute drive (about 6 miles). Take I-95 North to Exit 17 (Broad Street), then continue a few minutes through South Philadelphia to East Passyunk. Rideshare and taxi options are plentiful, typically costing $20–$25.
🚗 By Car: Driving to the property is simple via I-76, I-95, or Broad Street (Route 611). The home sits in a quiet residential pocket with free street parking nearby (check signs carefully for time limits) and additional paid parking along Passyunk Avenue or via ParkWhiz and SpotHero apps.
🚆 By Train: If you’re arriving via Amtrak or regional rail, the 30th Street Station is about 15 minutes away by car or 20 minutes by subway. From the station, take the Broad Street Line south to Tasker-Morris Station, then it’s an easy 5-minute walk to your door.

We apologize, but due to recent events in the area involving parties, and with the utmost respect for our neighbors and community, we are no longer able to accept bookings from local guests (those who live within 45 minutes of Philadelphia, have a Philadelphia-based ID, or a Philadelphia area code). We reserve the right to cancel any reservation made by any local guest.
☀ Minimum age to book is 25 years old. PLEASE NOTE: A Valid Photo ID must be submitted by the guest to finalize the booking.
☀ Parking: Street parking is available on a first-come, first-served basis. Please check all posted signs carefully, as regulations may change, and the Philadelphia Parking Authority switches the rules often! For another guaranteed option, nearby paid lots and garages can be reserved in advance at websites like ParkWhiz.
☀ No Smoking: No smoking of any kind is allowed inside the home. A $500 fine will be charged if evidence of smoking is found.
☀ No Parties / Unauthorized Guests: No parties or unregistered guests are permitted. We reserve the right to terminate any booking without refund if parties or events occur. A $250 fine will be charged for each unauthorized guest.
☀ Trip Insurance: We highly recommend that guests purchase trip cancellation/interruption insurance in case of emergencies, bad weather, Covid-19 restrictions, etc. Refunds outside of our stated cancellation policy cannot be provided unless there is a mandatory evacuation in our area. Please check what your credit card covers, or visit the Insure My Trip website for options.
☀ COVID-19 Sanitization: Your health and safety are our priority. We follow a thorough cleaning process after each check-out to ensure a sanitized and comfortable space for every guest.
☀ Early Check-In & Late Check-Out: When our schedule allows, we may be able to offer early check-in or late check-out for an additional fee. Please send us a request in advance so we can confirm availability with our cleaner.
House Rules

3)WE REGRET TO INFORM YOU THAT WITH THE UTMOST RESPECT FOR OUR NEIGHBORS, WE ARE UNABLE TO ACCEPT BOOKINGS FROM LOCAL GUESTS (THOSE WHO LIVE WITHIN 45 MINUTES OF PHILADELPHIA OR HAVE A LOCAL AREA CODE, DUE TO ISSUES WITH PARTIES. WE RESERVE THE RIGHT TO IMMEDIATELY CANCEL ANY RESERVATIONS BY LOCAL GUESTS.
4)No more than the number of guests booked ON PREMISE at any time: $250 fine per person if detected.

NoiseAware is a smart home device that measures volume levels
throughout the property, and allows us to respond to noise nuisances
without disrupting your stay. NoiseAware is privacy compliant and is
required on this property
If our exterior ring cameras and/or noise monitors alert us that more than the stated number of guests are on premises or a noise disturbance has occurred, we reserve the right to cancel any existing reservation immediately, and with additional fines.
Additionally: Tampering with Security Devices - Any attempt to block, disable, or interfere with our exterior cameras or noise monitoring devices will result in the immediate cancellation of the booking. These measures are in place to ensure the safety and security of all guests and the property.
7)You must have valid govt ID, phone number and address on file.
8)We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. There will be a minimum $100 handling fee for returning requested items to you. Shipping and packaging will be charged at cost. Items will be kept for 5-days. After which time they will be donated at management discretion.
9)Pre-approved late check-out (up until noon only) is $50; please send us a request at least 2 hours before your check-out time so we can check our availability and notify our cleaner.
10)Please let us know if something needs our attention at check-in, or any time during your stay.

Cancellation policy
Full refund for cancellations made within 48 hours of booking only if check-in date is at least 14 days in advance. No refunds bookings Cancelled with in 14 days before check-in.
