FIRST FLOOR •When you walk into our home, you will be welcomed 9 ft ceilings and great window space engulfed with natural light! •Living room area with beautiful hardwood flooring, plantation shutters & stylish decor. •Comfortable & modern seating area with Smart TV entertainment. (You will need to sign in with your own credentials for Netflix, Hulu, etc) •Dining area flanked with a rounded wooden table top and brass flute accented bottom. •Kitchen with stainless steel appliances, gold hardware, chevron backsplash, floating shelves, top shelf kitchen gadgets and quartz counter tops. •Conveniently located powder room with European styled wallpaper. SECOND FLOOR •You will need to climb 1 flight of stairs to get to the 2nd floor, which contains 2 of the 3 bedrooms, a hall bath and laundry room. •Bedroom 2- naturally lit front bedroom has a Queen bed, Smart TV, ample sized closet and seating area. •Bedroom 3= Back room has a Full size bed, roll-out trundle, large closet & Smart TV. HOUSE RULES 1) No smoking inside the house of any kind. -$250 fine if detected. 2)We are not accepting reservations from local residents at this time, we reserve the right to immediately cancel any reservations from local resident. 3)No more than the number of guests booked ON PREMISE at any time: $200 fine per person if detected. 4)Please remove shoes 5)Quiet hours from 9pm to 8am(50 decibels). i) We use smart home technology to improve your experience. NoiseAware is a smart home device that measures volume levels throughout the property, and allows us to respond to noise nuisances without disrupting your stay. NoiseAware is privacy compliant and is required on this property If our exterior ring cameras and/or noise monitors alert us that more than the stated number of guests are on premises or a noise disturbance has occurred, we reserve the right to cancel any existing reservation immediately Additionally: Tampering with Security Devices - Any attempt to block, disable, or interfere with our exterior cameras or noise monitoring devices will result in the immediate cancellation of the booking. These measures are in place to ensure the safety and security of all guests and the property. 6)You must have valid govt ID, phone number and address on file. 7)We are not responsible for the loss of personal belongings or valuables during your stay. We cannot be responsible for any items left behind. There will be a minimum $100 handling fee for returning requested items to you. Shipping and packaging will be charged at cost. Items will be kept for 5-days. After which time they will be donated at management discretion. 8)Unfortunately, we do not allow late checkout to respect our cleaner's schedules. A fine of 50% of the upcoming night's stay will be imposed for a late checkout between 30 minutes and 2 hours past checkout time. Any checkout beyond 2 hours late will be charged at 2x the upcoming night's stay. 9)Please let us know if something needs our attention at check-in, or any time during your stay. If we don't know about it, we can't fix it! =) 10)Powder room sink on first floor is very tiny, please only turn on faucet very lightly or water will splash all over.

Property was convenient, spacious, and impressively laid out, great for a group as large as 8 people even thought we were only 5. The weather was very cold but we walked to the Art Museum and worked out on the roof. Nice to be able to get away from our family members in various rooms, with TVs in every room and lovely bathrooms on every floor. Laurie was super communicative before and during check in and checkout. The cold water might have been frozen in the pipes (we had hit water but not cold at the kitchen sink) and Laurie asked first if someone could come by to check. Very clear instructions and responsive!

Laurie’s property was fantastic! Not too far from downtown and the rooftop was the star of the show for us. The property had everything we needed and plenty of room for the kids to play. We will definitely be staying here next time we are in Philly!

Great spot in the city close to Fairmount Park and minutes from downtown. Tight squeeze with a minivan, but very navigatable & perfect for 2 kids. Great view of downtown from rooftop.
